Combating Winter Germs

When an Atlanta customer contacted us about problems with their water heater, Empire HVAC had the solution. The water heater had served the customer well for ten years without ever suffering a breakdown; however, recently the water heater could not keep up with the demand for hot water.

Empire HVAC performed a service check of the water heater and evaluated the home’s need for hot water. After speaking with the homeowner about the options, it was determined that the best course of action would be the replacement of the older inefficient water heater.

Empire recommended replacing the water heater with the new state of the art Marathon water heater series by Rheem. The new Rheem Marathon water heater offers an incredible lifetime tank warranty. The new non-metallic tank features a seamless, blow molded, extremely tough polybutene tank that is impervious to rust and corrosion. The tank is also wrapped with multiple layers of filament wound fiberglass that gives it unmatched strength. The Marathon tank is surrounded with a thick polyurethane insulation that reduces heat loss and reduces energy consumption. This thick insulation gives the Marathon water heater an efficiency rating of .90-.94 EF. This provides both reduced standby heat loss and a quicker recovery rate. The Marathon provides an incredible 20 gallons per hour recovery at a 90-degree temperature rise. A recovery rate of 20 GPH combined with the standby reservoir provides a much higher volume of hot water than traditional water heaters. The outer shell of the Marathon is a tough molded polyethylene.

Why Does My Boiler Need Servicing?

Your boiler works non-stop 24-hours-a-day 7-days-a-week. It continuously creates hot water and cycles thousands of times a year. All this wear and tear may lead to faults that could you leave you without the much-needed hot water for several days. Your boiler also has a complex system of safety devices that are designed to ensure that your boiler operates safely. These safety devices should be inspected and checked annually to ensure they work properly and that any malfunctioning safety devices are replaced. Just to give you an idea of how important having your boiler serviced is, let’s take a look at what a regular service includes.

The first very important check is related to the flue and its termination points. The flue routes carbon monoxide and the by-products of combustion safely to the outdoors where it naturally rises and dissipates into the atmosphere. Flues should be inspected to ensure that they are secure, tight and sealed. The termination point requires a safe path for these gases to exhaust.

The next inspection is related to the fuel system that feeds your boiler. Many times this fuel system is comprised of a pressurized natural gas or propane. This fuel supply piping needs to be inspected to ensure that it is not corroding and that all connections are leak free. This fuel system also has a multitude of safety devices that are designed to stop the flow of explosive gas into the structure should a failure occur in the combustion process. These safety devices will shut down the gas valve and stop the flow of gas. These devices can fail and an annual check is recommended.

The inspection then continues to ensure that the boiler will stop heating the water once it reaches the desired temperature. In a steam boiler, as water reaches its boiling point and begins to change into a gas, the volume of water that has now turned into steam will occupy 1,700 times more space than if its just water. A hydronic boiler has another system of complex safety devices that will both prevent the water from over heating and then safely release the steam pressure if for some reason the boiler fails to stop heating at the desired water temperature. These safety devices are known as over limit switches and pressure release valves that should be tested every year to make sure they work properly.

The examination also includes an inspection of the heat exchanger, the burner, and the combustion fan, seals and ignition system to ensure that all of these are operating safely and at the highest efficiency possible. As your boiler burns fuel to heat the water, the mixture of gas to air controls how hot the burners operate to produce the most heating possible for every thermal unit of fuel used. This ratio of gas to air is adjustable and should be adjusted every year to maintain efficiency. The pressure of natural gas or propane feeding the boiler can change over time due to aging pressure control devices or small changes in pressure from the utility company.

As you can see, your boiler is a very complex system that works flawlessly everyday to heat your water efficiently. But with any mechanical device controls and safety devices can begin to fail and as such it should be inspected every year. The good news is that a boiler service will not break the budget. Getting Your Home Ready for Old Man Winter

As the chill enters the air, the last leaves slowly fall from the trees and you pull that jacket out of the closet, remember that it’s time to get your home ready for winter as well. There are a couple of easy steps to take to ensure that your home is ready for the dropping temperatures.

The first step is to make sure that you turn off the water to outdoor faucets and install a thermal cover over your the faucets. The outdoor faucets have a shut off valve that is usually either a turn valve or a ball valve that you close to shut off the flow of water to them.

The shut off valve should be located just inside your basement wall or foundation wall just behind the outdoor faucet. If you have the turn type valve similar the black handled valve in the photo above, you turn the valve wheel in the clockwise direction until it stops (righty tighty, lefty loosey). If you have a ball valve similar to the red handled valve in the photo above you simply turn the valve handle until it is perpendicular to the water line. The ball valve in this picture above is in the off position.

After shutting off the water to each of your outdoor faucets, install a thermal barrier to protect the water line from freezing temperatures. These barriers can be found at any home improvement store. There are several different designs to choose from. Follow the instructions that come with the thermal barrier making sure the barrier is snug against the wall of your home.

After the all the outdoor water spigots are readied, now take a look at the caulking around the outside of your house. Inspect around all your exterior doors and windows and make sure the caulking fills all of the gaps.

After you get all the caulking fresh and ready for winter, you then need to check the weather stripping around your doors and windows. Just like the caulk inspection, you are looking for old cracking or missing pieces of weather-stripping. Take a small sample of the weather stripping with you to the home improvement store and purchase a weather stripping that matcheswhat you currently have. There are many different types of weather stripping and having an example of what you are looking for will help you when choosing the new stripping.

The last item on your winter prep checklist is to make sure your foundation vents are closed. If your foundation vents are unsightly or broken so that you cannot close them, you can replace your vents easily with an automatic vent like the one pictured below.

All of these items can be easily completed in 1-2 days and they are very important to stop that bitter cold outdoor air from sneaking in. Stopping the cold air from infiltrating your home can make a big difference in your energy consumption during the winter months. These simple home repairs very quickly pay for themselves in energy savings and they offer the added bonus of helping to stop insects and rodents from seeking shelter from the cold in your home!

All of these winter preparation items are necessary to take the load off of your home’s heating system. You need to make sure you get your home ready for winter so that your furnace can keep you warm during the cold temperatures.
